What if I owe more than the house is worth?
It is worth a conversation. Sometimes a short sale can be structured, or there is room to work with your lender. Sometimes the best path is something other than selling to our firm. Either way, we will be straight about it.
Are you a real estate agent?
No. Mealor Enterprises is an independent real estate investment firm, not a licensed brokerage. We do not list your property on the MLS, do not take a commission, and do not tie you to a six-month agent contract. We work the buyer side directly.
Does the firm buy directly, or find buyers?
Both, depending on the property. On some deals the firm purchases directly through Mealor Enterprises or its assigns. On others we match you with a vetted buyer in our network. Either way, the offer, the timeline, and your net at closing stay the same to you. Any assignment of the contract is disclosed in writing before you sign anything. No surprises.
What if I am in foreclosure?
We have worked with homeowners facing a trustee sale. Earlier is always better, even a few extra days matters, but it is not automatically too late if a sale date is approaching. Call us first and we will tell you what is realistic. We are not a foreclosure consultant and we do not provide legal advice, so for legal questions you should also speak with an attorney.
Do I have to clean or repair anything?
No. We buy as-is, in any condition. Leave behind whatever you want. We have purchased homes mid-renovation, with fire damage, packed full of contents, and with tenants still living in them.
How is the offer calculated?
We start with the after-repair value, what the home is worth fully fixed up, subtract a realistic repair estimate, then subtract the buyer margin, typically 15 to 25 percent depending on the property and the risk. We are happy to walk you through every number.
Do I have to pay any fees?
Zero. No commission, no closing costs, no inspection fees. The number in the offer is the number you net at the closing table.
How long does it take, and where do you buy?
Your timeline sets the pace. We can move quickly when you need to act, and we can wait months when that is better. Mealor Enterprises is based in Los Angeles and focuses on LA and Southern California, but we buy across the state and are open to properties elsewhere. If yours is outside our area, reach out anyway and we will help or point you to someone who can.
